Where are you starting from?

Pick the one that fits. Each path ends the same way: a short, honest conversation about your situation.

I’m buying

From pre-approval to keys in hand, in five steps. I write offers from a market analysis, not a hunch, and I negotiate the contingencies that protect you.

How buying works

I’m selling

Price it right the first time, prepare the home so inspections hold no surprises, and market it where buyers actually look. Eight steps, no guesswork.

How selling works

What’s my home worth?

Not a computer estimate. A real analysis of recent sales around you, what’s on the market now, and what your home would likely fetch today.

Bassem Elsayeh, San Diego Realtor

Meet your realtor

I came to real estate with a spreadsheet, not a script.

Hi, I'm Bassem. I spent two decades at a Fortune 500 technology company before this, so I didn't come into the business chasing a sales pitch. I came in with tools to solve problems with data, not guesswork.

That's still how I work today: blunt realism, full transparency, and a fact-driven approach to negotiation and market analysis. No sugar-coating, no filler. Just what the numbers actually say and what I'd do in your position.

Fifteen years and a lot of closed deals later, that hasn't changed. Whether you're buying, selling, or just trying to figure out what your property is actually worth, I'm glad to walk you through it.

How I work

Three things you can count on

Data, not guesswork

Every offer and every list price starts with a real market analysis: recent sales, active competition, days on market. You see the numbers I see.

Blunt realism

If a house is overpriced, I’ll say so. If your offer won’t win, I’ll tell you why and what would. You get my honest read, not what’s easiest to hear.

In your corner after closing

My job doesn’t end at escrow. You keep access to my vetted lenders, handymen, electricians, and contractors, and to me, for as long as you need.

Common questions

Questions I get asked

Do you speak Arabic?

Yes. I was born in Egypt and speak Arabic fluently. I can run a transaction start to finish in either language, including the technical parts — disclosures, inspection reports and contract terms.

How do you work out what my home is worth?

I pull the real market data: recent comparable sales, what's competing with you right now, and how long things are actually taking to sell. Then I walk you through the numbers and tell you what I'd list at and why. It isn't an automated estimate, and it costs nothing.

Will you tell me if a home is overpriced?

Yes, and I'll show you the comparable sales that say so. If your offer won't win, I'll tell you why and what would. You get my honest read, not whatever is easiest to hear.

Do you work with first-time buyers?

Often. We start before you're shopping: pre-approval, what you can actually afford month to month, and what closing really costs. From there it's five steps through to escrow, and I explain each one as it arrives rather than assuming you already know it.

What parts of San Diego do you work in?

I've closed deals in La Mesa, Kensington, Clairemont, Downtown, La Jolla and El Cajon, from $392K condos to $3.75M coastal homes. If you're looking somewhere I don't know well, I'll tell you that too.

Can you actually get me under asking?

Sometimes. Nine of my last thirteen buyer-side purchases closed below asking — about 69% — and across all thirteen the average was 4.97% under. Some markets don't allow it, and when that's the case I'll tell you going in rather than afterward.
